	<title>Types Of Mortgages</title>
	<description>
When you sit down with your spouse or loved ones and make a decision to buy a home, you may be overwhelmed by your options and the types of mortgages available for you. Regardless of whether this is your first time purchasing a home, or if you have a history of bad credit, mortgages are out there to fit your needs. This page is going to help you make an informed decision and tell you which of the many types of mortgages you'll want to use for your situation.

Some basic types of mortgages
When you're first looking at mortgages, there's some basics that everyone should be familiar with:

  A standard home-loan mortgage. Of all the types of mortgages, this is the one that most people qualify for with ease. It's usually a 15- or 30-year loan, and depending on your wants, can be fixed-rate or with a variable rate. The latter is only recommend to those who have carefully reviewed their options.
  Bad credit mortgage. This is one of the most delicate types of mortgages out there for a lot of people because they think they may not qualify for any sort of mortgage at all, but can actually receive this sort of loan. The interest rate may be a bit higher, but this type of loan can help you rebuild your credit and start your life anew.
  Seniors looking to make the most of their property value are beginning to turn to reverse mortgages. This type of loan is actually the reverse of a mortgage, in the sense that your home equity (the percentage of the property that you actually own) can be paid back to you.
 Interest only mortgages are also available. These mortgages let you pay off the interest before the principal of the mortgage. This means that your initial payments are lower, but gradually become more and more as you near the end of the mortgage. This is recommended for those who have investment plans in place.

First Empire offers a number of types of mortgages that you will want to review before making any sort of decision. From coast to coast, and everywhere in between, our American mortgages make it easy for you to use the form at the top of the page and find a loan that suits you, no matter where you live. And please, be assured that our private mortgages program means that you will receive the utmost in discretion.
